Claims Appraisal Services
Independent Valuation. Defensible Results.
When policyholders and insurance carriers disagree on the value of a covered property loss, the appraisal process provides a contractual method for resolving the dispute without litigation. Our licensed appraisers deliver independent, impartial valuations for residential, commercial, and contents claims.
What Is Appraisal?
A Contractual Path to Resolution
Most property insurance policies contain an Appraisal Clause that allows either party to demand appraisal when there is disagreement regarding the amount of loss. Appraisal is not a determination of coverage. Rather, it is a process used to establish the value of the covered damage when the parties cannot agree.
Policy language varies by carrier and form. Specific policy provisions will govern each appraisal assignment.
01
Policyholder Selects Appraiser
The policyholder selects a competent and impartial appraiser to represent their interest in the appraisal process.
02
Carrier Selects Appraiser
The insurance carrier selects its own competent and impartial appraiser to evaluate the amount of loss.
03
Appraisers Attempt Agreement
The two appraisers independently state the amount of loss and attempt to reach a mutual agreement on value.
04
Umpire Selected If Needed
If the appraisers cannot agree, a neutral umpire is selected — either by mutual agreement or by a court with jurisdiction.
05
Binding Decision
Any agreement reached by any two of the three participants — the two appraisers or one appraiser and the umpire — becomes binding as to the amount of loss.
Typical Property Policy Appraisal Clause
"If you and we fail to agree on the amount of loss, either may make written demand for an appraisal of the loss. In this event, each party will select a competent and impartial appraiser. The two appraisers will select an umpire. If they cannot agree upon an umpire, either party may request that the selection be made by a court having jurisdiction. The appraisers will separately state the amount of loss. If they fail to agree, they will submit their differences to the umpire. A decision agreed to by any two will set the amount of loss."
